Booking Conditions  

A deposit of £200 is required to confirm a booking.  A provisional booking can be made by email, telephone or by letter and shall be held for 10 days, and will be confirmed on receipt  booking on receipt of the £200 deposit.  The balance, plus £100 deposit per week of stay against damages, electricity and oil consumption, must be paid no later than six weeks     prior to arrival date.  

A cleaning and laundry fee in addition to the rent of £50 per stay should be left in the kitchen prior to departure.

Please note that repeat business automatically qualifies for a discount so please advise when booking.

In the event of a cancellation the following will apply

  • More than 4 weeks prior to the booking date the deposit will be forfeited but if there is alternative suitable date available it will be used to secure the new date.

  • Within 4 weeks of the booking dates total rental amount will fall due.  However, every effort shall be made to successfully re-let, in which case a full refund shall be given.  

The property will be cleaned and ready for occupation by 4pm on the day of arrival and we request departure by 10am on the final day of the booking.  It is requested that the property is left in a similar condition to which it is found on arrival.

All breakages should be reported by email immediately so replacement for the next guests can be organised.  The hirer shall be responsible for making good any damage or loss caused to the property and/or contents during, or as a result of their occupancy.

Dogs may be allowed by prior arrangement only.

The hirer is solely responsible for such animals and must clean up before departure. The cost of any damage or additional cleaning as a direct result of any animal will be chargeable.  Dogs must not be allowed on the furniture and must not go into any bedroom  at any time.  

There is a NO SMOKING POLICY within the house.  If smoking outside  please dispose in the appropriate bin

Payment options:-

Electronic directly into the bank is the preferred option – bank details will be provided at time of booking.
